Bank Addenda & Contract Offer Information

 

1) Regional Sales Contract- Real Estate Agents: Please use a standard VA Regional Sales Contract to write your offer. you can either include the addenda below in your offer or you can submit them once the back has approved your offer. The owner should be listed as "Countrywide Home Loans." Countrywide typically responds to offers within 48 hours or 72 business hours. You must make sure your buyer is pre-qualified through a Countrywide loan officer within Rick Elmendorf's office.

 

           1-Items #32 of Contract("Additions') must include "Countrywide Home Loans, INC Real Estate Purchase Addendum" and Rider to Contract of Sale State of Virginia in the "Other" Other section.(Check yes next to "Other") 

          2- In the Virginia Jurisdictional Addendum, write "See Rider to Contract of Sale" in the settlement agent section

          3-If you use Addendum of Clauses, Include "AS/IS Clause"; Home inspection contingency may be used but include "For Informational Purposes Only"(These items are located in section 12 & 13 of the CW RE Addendum already).

          4- Seller Name Should Read  "Countrywide Home Loans"

 

 

2) Pre-Approval Letter from COUNTRYWIDE HOME LOANS (no exceptions, this must be a Countrywide Letter per the Seller, Seller will not review the offer without this)

THIS MUST BE SUBMITTED WITH REGIONAL CONTRACT.

 

3) Countrywide Home Loan Real Estate Purchase Addendum- Once all terms are agreed upon and reflected on the Regional Contract, the Asset manager will send us the addendum preprinted with the agreed upon information. Purchaser will sign and initial this clean copy of the addendum. Once all of this is complete, the Seller will sign everything and return the executed copy back to us.

Note: EARNEST MONEY DEPOSIT is held by Listing Broker--Please be sure to include a copy of the check payable to Samson Realty, LLC and be prepared to deliver upon ratification.
